Signature Pavilion
Escondido, CA

Signature Pavilion Entertainment Center replaced a run down shopping center that was slowly losing its businesses. A state of the art theater would be the first theater within the city limits since the last theater closed in 2001. Eight eateries and Starbucks are also included in the Pavilion.
The project includes a movie theater facility, a two story office building and a retail building. The 70,000 sq. ft. theater, which holds 16 auditoriums, has a two-story high lobby area and mezzanine level projection rooms. Gravity load resisting systems are used at the auditoriums, lobby and the mezzanine. The front entry uses a steel frame.
The office building is 10,000 sq. ft. with a 3,000 sq. ft. basement. The gravity load resisting system for the building includes structural steel beams and columns with wood “I” joists and plywood floor and roof diaphragms.
The retail building, houses a food court and a restaurant, has an approximate area of 17,000 sq. ft. It is a one story wood structure with a two story high circular rotunda and 60 feet span of roof joists.
R2H provided the full structural designs of the primary framing systems of the structures. These designs include preliminary layouts, material selections, foundation and superstructure designs, appurtenant structure designs, coordination with architectural, civil, mechanical and electrical, full structural drawings, preparation of specifications, bidding assistance and construction administration services
R2H played a pivotal role during the construction administration portion of the retail building. R2H reviewed submittals and shop drawings for the column anchor bolts, steel roof joists and girders, structural steel, panel embeds and concrete mix design. R2H also requested to perform site inspections on essential items such as the footings where the concrete strength exceeds 2,500 psi and all wall panels. A rotunda on the 2nd floor and a 12’ wide exterior balcony were added to the design of the retail building. Due to this change, additional site inspections were required. R2H was a main resource to answer requests for information and provide clarifications.
